RESERVATIONS

                 RATES AND POLICIES:

                                Two night minimum, three night minimum on holidays.

                                  $ 150.00 per night, 4th night free if 3 nights are reserved.

                                     $750.00 per week, $50.00 cleaning/ damage Fee- refundable.

                                              There will be an additional $10.00 per horse stall cleaning

                                          deposit - this is also refundable. 

                                Check in:  4PM.  Checkout:  Noon

                                    Deposit/ Final Payment

                              50% deposit due at time of booking.  Final payment due 14 days prior to

                              arrival. A valid credit card for security purposes will be required with final

                              payment.

Cancellations

                             If you must cancel more than 30 days prior to your arrival, a $25. fee will be

                             charged.  If you must cancel 30-15 days prior to your arrival, deposit paid will   be

                             forfeited.  If you must cancel 14 days or less prior to your arrival no money will

                             be returned.  No refund for early departures.

                                        Cleaning

                               One hour of cleaning/laundry is provided per stay.  Laundry provided for 8 people,

                               if you have more than 8 people, please bring additional sheets, and towels.

                               We expect that you will leave the rental in the same condition when you arrived.

                               Any cleaning required will be deducted from the cleaning/damage deposit at $12.50 per

                               hour.

                                          Smoking

                                 no smoking inside the house. 

                                            Parking 

                                 Park your horse trailer on the other side of the road for easy access and less congestion

                                 in the drive way.  Room for two rigs.
